+ How does the MLS Help Me Sell My Home?
Listing a home on the MLS notifies all local agents that your home is for sale. Over 80% of buyers are represented by agents – you must reach them to get the most offers. In other words, the best way to reach four out of five possible buyers is by listing on the MLS and taking advantage of your brokers systems to get you sold. Remember, I as your broker get no money unless I sell your property.
+ Why does it cost 1%? Is that the only fee?
You only pay us 3% and we pay any Buyer Broker 2% out of the 3% we receive at closing. No additional commission. This is recited in our contract. Traditionally a seller’s agent will take a 5% commission, keeping 2.5% and giving 2.5% to the Buyer’s Broker. With us, you pay only 3% not 5 or 6%. + Is it Difficult to Sell without an Agent?

+ What is the Role of the Listing Agent?
Only licensed real estate brokers can place homes in the MLS. I will prepare the paperwork, nogosiate offers, followup on appointments and place your home in your local MLS as well as many internet portholes to get you sold. My only charge is 3% of the sale price and ONLY if you sell your home and get your money. I do not charge anything extra like open house posting and advertising on the internet. Your only cost is a three per cent and I pay out 2% to a buyers agent, if one is involved. Remember, we get nothing if we do not preform with positive results for you.
+ Who Handles the Paperwork?
The buyers agent will prepare the offer to present to me and I in turn will get you a copy so we can discuss and stradigize our next move to maximize your sale by negosiating the best deal. Remember, with me, you are NOT alone. I am here to help you get the best deal.
+ Are There Buyers Agent Commissions?
Yes. If an agent sees a listing and brings a buyer, I must pay the buyers agent a commission of 2% which comes out of the 3% you pay me as recited in our contract. That is only if you accept the offer. The Buyer Broker commission is stated on the MLS listing. It is NOT negotiated on an agent by agent basis. We have found offering a commission of 2% works well since most other listings in MLS offer a 2% cobroke. In any case your maximum cost will be 3% NOT 5% or 6%
+ What if I Find a Buyer Myself? Do I pay any commissions?
Yes, only the 1% due us. No commissions are owed to a buyer agent if you find the buyer. Remember, if a buyer comes to you it is probably from our extensive ads on the internet. + Whose Phone Number is on the MLS?
The MLS listing will display both the agents contact information and, yours as well. When the listing agent receives inquiries about your property,we will call you to set up a time for the property to be shown though our professional staff at MA-PASS. After the showing we follow up with the showing agent for feed back and report to you.. Realtor.com does not allow sellers phone numbers to appear in their listings, but we do publish your address.
+ How Soon Will My Listing Appear on the MLS After I Sign Up?
After an order is placed you will Immediatly, through our secure network, receive a page that will include the contract that you need to sign and fax. The property data sheet, which is a fill in the blank questionaire about your property and instructions on how to email me property photos. Once these forms are completed and faxed or emailed back to me, the listing will be in the MLS in 24 hours (excluding weekends). So orders placed on Monday can easily be listed that same day. However, orders placed Friday may not be listed until the following Monday. Once listed in the MLS it takes Realtor.com 1 – 2 business days to upload a listing to their site. This is an automatic upload and cant be speeded up.
+ How Many People Will See My Listing?
Just like any agent-sponsored listing, Your MLS listing will receive free national exposure on the Realtor.com® website with color photos and description. The website is open to the public and is the most heavily trafficked real estate website on the internet. Only properties listed in the MLS can appear on Realtor.com. In addition, MLS listings are featured on Yahoo!®, MSN® AOL® and other real estate websites that attract millions of potential buyers. See our partners on my website for a complete list.
+ What is the MLS Listing Length?
The MLS listing period is good for as long as your comfortable with. Most listings are 6 mos. We can not accept listing for less than 4 months. The reason for this is that we have to make a substanial investment in your property up front and during the listing period. We maintain on going systems we have in place to sell your property.
